
A chimney is constantly exposed to weather, temperature changes, moisture, and the heat produced by a fireplace or heating system. As it freezes, it expands, placing additional pressure on the surrounding mortar. Repeated freeze-and-thaw cycles can gradually cause joints to crack, crumble, or separate from the bricks.

Heat and Age Gradually Weaken Mortar
Mortar joints also experience regular temperature fluctuations. A chimney can become warm while a fireplace is in use and then cool considerably afterward. Exterior temperatures add another source of expansion and contraction throughout the seasons.
While masonry is designed to withstand these conditions, years of repeated temperature changes can eventually take a toll. Mortar may begin developing small cracks that grow larger as moisture penetrates them.
Age itself is another factor. Even well-built mortar joints are not expected to remain in perfect condition indefinitely. Mortar serves an important structural purpose by holding individual bricks together and helping keep moisture out of the chimney system. Once mortar begins deteriorating, surrounding bricks can become increasingly vulnerable. Left unaddressed, relatively minor joint damage may eventually contribute to loose bricks, water infiltration, or larger sections of damaged masonry.
Tuckpointing or repointing can often restore deteriorated joints by removing compromised mortar and replacing it with properly matched new material. The appropriate repair will depend on the chimney’s age, condition, and extent of the deterioration.
